Are you part of the "Town Madison" development? No. While the names are similar, Madison Towne Centre (MTC) is an established, independent residential community. We are not affiliated with the "Town Madison" development (near Toyota Field). MTC does not have retail onsite, and we do not share amenities or management with that development.
Is there a rental or leasing office? No. MTC is an HOA, not an apartment complex. All units are individually owned. The Association will not respond to non owner inquires.
How do I report a maintenance issue? All non-emergency requests must be submitted via the AppFolio Resident Portal. This ensures a digital record for the Board and our contractors.
What if I have an urgent issue after hours? MTC operates on a Next-Business-Day Response model. We do not have on-site 24/7 maintenance staff. For immediate issues, please follow these steps:
Active Water Leaks: If water is leaking from a unit above or beside you, please knock on your neighbor's door immediately. Call Madison Utilities (256-772-0253) for main line issues. Leave a message for the MTC office; we will coordinate insurance and reimbursement documentation the next business day.
Roof Leaks: If you experience a roof leak during a storm, please use buckets to minimize interior damage and notify management via AppFolio. Repairs will be assessed once weather conditions are safe for contractors.
Power & Internet: These are handled directly by the providers.

How is MTC managed? MTC is governed by a volunteer Board of Directors. Daily operations are handled by a professional management structure focusing on value and efficiency.
When does the Board meet? The Board meets monthly at the clubhouse. The calendar is located in AppFolio. The first minutes are typically open to residents. The formal Annual Meeting is held each May.
How much are my monthly dues? Current rates and secure payment portals are available to owners via AppFolio.
Why are dues different for different "Villages"? While MTC is one legal entity, villages are financially independent. Waters Edge & Stone Meadow have higher dues because the association maintains their building exteriors. Millstone/Brookstone have lower dues because owners maintain their own exteriors.
What is the difference between a Special Assessment and an Emergency Assessment?
Special Assessment: Typically used for planned major projects or improvements that exceed reserve funds. These generally require a majority vote by the residents voting in a meeting for a specific Special Assessment.
Emergency Assessment / Shortfalls: Per the Association’s governing documents, the Board has the authority to assess the membership for unexpected shortfalls or emergencies (such as insurance deductibles or urgent repairs needed to protect property). These may be due in full upon notice to ensure the Association can meet its immediate financial and legal obligations.
A Note on Insurance: Because certain emergencies may result in an immediate assessment to cover high insurance deductibles, MTC strongly recommends that all unit owners carry Loss Assessment Coverage on their personal (HO-6) insurance policies. This coverage is designed to help owners pay their portion of such an assessment.
What is Private vs. Public property?
Streets: The City of Madison maintains Sunset Boulevard. However, all interior roads and parking lots are Private MTC Property.
Utilities: Residents are responsible for "unit-dedicated" utilities, including breaker boxes, water lines from the meter to the unit, and sewer lines until they reach the common main line.
Garbage Pickup: Thursdays (curbside). Use sealed bags or containers (32-gallon max). Large "roll-out" bins are not permitted due to our narrow streets.
Who handles landscaping? The association mows and prunes common areas. If you have a fenced backyard, you are responsible for the area inside.
Pest & Termite Control:
Exterior: Treated regularly by a contractor (included in dues).
Interior: Resident's responsibility.
Termite Letter: For home sales, call Orkin at 256-837-1657.
Exterior Modifications: No alterations (paint, fences, sunrooms) are allowed without written Board approval. Please submit an Architectural Request in AppFolio.
Pool Keys: Contact management. Keys are $25 (non-duplicatable).
Paint Colors (Waters Edge): Custom formulas (Red Doors, Brown Decks) are on file at the Sherwin Williams on Hwy 72.
