All owners must maintain personal insurance (HO-6) for their units.
Action Required: A current Insurance Declaration page must be uploaded and maintained in AppFolio.
Note: Association insurance does not cover personal property or unit-specific liability.
Violations of this section may result in fines up to $$150.00/month.
Lease Uploads: If your unit is leased, a current copy of the lease must be uploaded to AppFolio.
Emergency Contacts: Owners of non-owner-occupied units must provide current emergency contact information.
Short-Term Rentals ($1,500/month fine): Units must be used for single-family residences only. Business use, commercial activities, and short-term rentals are strictly prohibited.
Violations of this section may result in fines between $250.00-$1500.00/month.
Specific focus is placed on the maintenance of stairs/landings (Waters Edge) and pergolas (Stone Meadow). Lack of maintenance that jeopardizes building safety is subject to high-level fines.
Violations of this section may result in fines up to $1000.00/month.
Grilling: Barbecuing is strictly prohibited on all balconies, decks, patios, and inside units due to fire safety and insurance regulations.
General Hazards: Any activity that increases the Association's insurance rates or violates local fire codes is considered a hazard and is subject to monthly fines until resolved.
Violations of this section may result in fines up to $250.00/month.
Parking & Vehicles
Overnight Parking: Prohibited on all streets. Violators will be towed at the owner's expense.
Approved Vehicles: Parking spaces are for automobiles only. No trailers, tractors, campers, or trucks exceeding 3/4 ton.
RV Parking: No boats, trailers, or RVs may be parked on the grounds without prior written Board consent and must be in designated areas only.
Pets & Wildlife
Pond: No fishing is permitted in the pond.
Pet Standards: Dogs must be under 50 lbs. All pets must be on a leash or carried when in common areas.
Waste: Owners must pick up pet waste immediately (Nuisance violation).
Restrictions: Guests and tenants are not permitted to bring pets onto the property.
Nuisances & Noise
Quiet Hours: No disturbing noises or loud music/amplifiers that interfere with the peaceful possession of neighbors.
Cleanliness: Patios and porches must be kept clean. Rubbish, refuse, or garbage accumulation is prohibited.
Modifications: No painting, attaching items to walls, or modifying decks/balconies without ARC approval via AppFolio.
Prohibited Items: No window/wall A/C units. No awnings, shades, or jalousies may be attached to the exterior.
Grilling: Barbecuing is strictly prohibited on balconies, decks, or patios.
Violations of this section may result in fines up to $250.00/month.
Violation Notices: Owners will be notified of infractions via AppFolio or mail.
The Appeal Process: Owners have 10 calendar days from the date a violation notice is sent to file a written appeal or grievance with the Board.
Suspension of Fines: Fines will be suspended while the Board reviews an active appeal. Once a final decision is rendered, any applicable fines will resume if the violation is not resolved.
