Madison Towne Centre is a Residential Condominium Association. The Association does not manage, facilitate, or support rental properties, nor does it assist in leasing operations. All units are governed by strict covenants. Property owners who choose to lease their units. retain 100% of the liability for their tenants, guests, and are responsible for compliance with Association rules and regulations.
NOTICE FOR UNIT OWNERS (LANDLORDS)
The Association does not encourage or support non-owner occupancy. If you choose to lease your unit, you are fully responsible for managing your occupants.
Lease Submission Required: A complete copy of the current lease must be uploaded to AppFolio. Failure to maintain a current lease on file will result in an immediate and automatic fine of $250 per month.
Short-Term Rental Prohibition: Short-term rentals (e.g., Airbnb, Vrbo, or Short term rentals are strictly forbidden under our Declaration. Violations carry a mandatory fine of $1,500 per month.
Owner Accountability: You are the sole point of contact for your tenants. You are responsible for providing them with key card, property access rules, and a copy of the House Rules. The Association does not act as a middleman.
Critical notice for Tenants: The Association Board and Management Company have no contractual relationship with tenants. We do not respond to tenant inquires.
No Direct Communication: Tenants are strictly prohibited from contacting the Board of Directors or Association Management for maintenance, complaints, gate issues, or general inquiries.
Who to Contact: All questions, repair requests, or issues must be directed solely to your landlord (the unit owner).
Rule Enforcement: Tenants are bound by all Madison Towne Centre Rules and Regulations (including the strict NO PETS FOR TENANTS policy and grilling bans). However, any violations will result in fines assessed directly to the property owner, which may lead to lease termination.
